Project overview

Located on a large, sloped brownfield site between the Thistle Foundation Conservation Area and emerging developments in Greendykes, this is the delivery of our earlier Thistle Masterplan. A wide range of unit types and sizes are provided, ranging from one-bedroom flats to three-bedroom family houses. The homes provide affordable rent, mid-market rent and shared equity tenures, all meeting Housing for Varying Needs standards.

A tenure blind approach was adopted in the design of the homes to ensure a mixture of tenants within the new neighbourhood, aiding social cohesion. Private balconies and enlarged access decks provide space for residents to engage with neighbours, to build community spirit and mitigate isolation. Dementia-friendly homes for older people also were provided within the development, designed to larger space standards, level access shower rooms and lift provision.

The landscape design includes rich central courtyards, made up of small private gardens, larger shared spaces, bespoke bench seating and well-considered planting. These create a relaxed environment for residents to interact and children to play. The uncluttered streetscape design maximises space available for seating, street trees and planting, all set amongst high quality surface materials including granite sets and bespoke polished concrete walling.

Our attention to detail in the creation of well-functioning internal spaces and robust, welcoming external spaces for people to interact within has helped create a high quality and attractive, multi-tenure neighbourhood.

Smith Scott Mullan provided first class architectural services for Places for People. They were appointed as architect for the Tudsbery Court project from initial masterplanning and concept design through to completion on site for all three phases. During the commission, Smith Scott Mullan were also engaged in delivering another project of 54 units for social rent for older people and performed to an equally high standard throughout.
