This Category B Listed Art Deco roadhouse was on the Buildings at Risk Register having suffered neglect and extensive fire damage. We carried out extensive conservation work to bring it back to community use. It now forms a civic centrepiece in the heart of Craigmillar and was a key part of the regeneration of this area, which we helped to masterplan.
A comprehensive program of works was carried out. The initial focus was on making the building wind and watertight, and the flat roofs throughout the building were replaced with new timber and asphalt covering. Insulation was included in this to improve the thermal performance of the building.
Extensive testing was undertaken on the external finish to determine the best means of restoring and coating the existing lime render. Modern uPVC windows were removed and the Crittall steel windows were reinstated to the original design. Details such as tiled cills and terrazzo were repaired and replaced where necessary, and the rainwater goods were refurbished. Internally, doors, cornices, corbels and column casings were reconstructed to reinstate to fine interiors to their original design.
As a result of the pooled expertise and hard work of the project and construction teams the building has regained its art deco character and now stands proud as a home for community groups and local services.
