The Sunnyside Hospital site is located on the edge of the small village of Hillside, approximately 4km from Montrose town centre. The hospital was closed in December 2011 after 153 years of operation on this site.
We were commissioned to produce a development framework for the 21 hectare site, in order to provide more detailed information and guidance for prospective purchasers and developers.
The existing Angus Council development brief formed a starting point. A thorough site analysis was carried out and a series of detailed reports were produced by the team, including a conservation statement, tree survey and utilities analysis.
The objective of this development framework is to provide land use guidance to support a residential-led, mixed-use redevelopment including appropriate conversion and reuse of the site’s many listed buildings.
Appropriate areas for development were agreed with the planners. A series of character areas were identified with design principles listed in relation to access, movement, urban design, landscape and sustainability proposals. The framework will be a supporting document for the Angus local plan.
