NORTH SIGHTHILL MASTERPLAN

This project was commissioned to inform decisions by the Housing Department in relation to their stock transfer policy and the business plan for the proposed City of Edinburgh Housing Association. SSM were the Design Team Leader and employed economic, structural, costing and market consultants to assist with the project. The final masterplan proposal provided 445 residential units, a community centre, a library and retail units.
The aim was to provide a mixed tenure neighbourhood and high quality environment with economically viable community facilities. The building layout created traditional streets with front doors to the street and private/shared gardens to the rear. The streets were designed for pedestrians resulting in a maximum car speed of 20mph. Discussions were held with the local community, stakeholders and statutory consultees.
The study included costing of design proposals, establishing a phasing sequence, production of an implementation programme to 2015, analysis of the development cash flow and proposals for the management of the decant and re-housing of existing tenants.
This was a comprehensive masterplan providing a robust solution for the regeneration of this neighbourhood.
